Phase 1 No cost

Consultation

Every project starts the same way — with a conversation. We don't do guesstimates.

Discovery Call

A focused 30-minute call to understand your goals, timeline, and investment range. No site visit yet — just an honest conversation to make sure we're the right fit before either of us commits further.

In-Home Consultation

We schedule a visit to your home to build out a scope of work. This serves as your blueprint towards a successful project. We'll discuss your must haves, wants and concerns in detail, review existing layout and site conditions, and recommend suggestions not to be overlooked.

Preliminary Plan Review

Everything from the consultation comes back to you as a clear picture — your priorities, recommended approach, realistic investment range, and your options laid out honestly. We review it together over Zoom so you can ask questions before you commit to anything. For aging-in-place and accessibility projects, this serves as your Home Readiness Plan.

Phase 2 15–25% of projected budget  ·  30% if building permits required

Pre-Construction

Traditionally, contractors write estimates on pen and paper. Newer contractors skip this phase entirely. We guide you in making all the big decisions up front, so your build never stalls waiting on a decision — where lost minutes turn into lost days.

  • Your client portal is set up and ready before construction begins — track progress, approvals, and project updates from anywhere
  • We coordinate with any required professionals: architects, engineers, designers, and occupational therapists
  • Your documentation package is produced in full: permit plans, proposed floor plans, interior design concepts, 3D renderings, elevations, and as-built plans delivered at project completion
  • Scope, material selections, and future-proofing options are finalized and signed off
  • Your fixed-cost estimate is finalized and signed off — no surprises once the build starts
  • We prepare your project charter — the document that governs everything from first day to last
  • Permits are pulled and required inspections are confirmed before a shovel touches your home

Phase 3 Fixed budget — no hidden costs

Construction

When the build starts, you already know the budget, the schedule, and who to call. Our job from here is to execute the plan — and to keep you in the loop without you having to chase anyone down for answers.

  • Build schedule, milestones, and crew availability confirmed with you before day one
  • Material lead times reviewed upfront to prevent delays and unnecessary disruption to your home
  • Approved materials are ordered, in-house crews are reserved, and specialty trade partners are coordinated before day one
  • Weekly progress updates sent every Tuesday by 12PM — without you having to ask
  • Monthly site walks and Zoom reviews scheduled throughout the build
  • Internal QA/QC reviews held before each phase closes — problems caught before they're buried
  • Photo and video documentation of everything before walls, ceilings, and floors are closed up
  • Internal punch-list completed by our team before we hand the space back to you

Phase 4 Included

Estate Care

Most contractors consider the job done when the painters finish and the cleaners show up. We approach things a little differently. Your home moves into our Estate Care phase — a structured post-construction program to protect your investment and the home you love.

  • Final quality check by our team before we cut the ribbon on the job
  • 30-day inspection period to surface and resolve anything that appears after you move back in
  • 2-year written warranty on workmanship and materials — in plain language, not fine print
  • Scheduled check-ins throughout the warranty period to make sure everything is performing as built
  • Priority response for future maintenance requests and emergency service calls
  • We request a Google review and arrange professional photography if you're happy with the experience — your feedback helps other families find iNSEQUENCE
The goal: you shouldn't have to wonder if your contractor will be around in 2 years to honour your 2-year warranty. We stand behind our work — in writing, and in practice.
